Tile & grout

How we approach it

Grout is porous. Every mop pass pushes a little dirty water into the joints, and over a few seasons the lines go from light to gray. Mountain entries and mudrooms get it worst, with snowmelt, grit and de-icer tracked in from November to April.

We look at the tile first, choose a cleaner suited to the surface, then work into the grout lines and rinse thoroughly so dirty water does not sit in the joints.

Natural stone like marble, travertine and slate is more sensitive than porcelain or ceramic, and acidic cleaners can etch it. If your home has stone floors, mention it when you book.

In the mountains

Where tile works hardest

Mudrooms and entries

Boots, skis and dogs. The first floor to go gray every winter.

Kitchens

Grease and spills settle into the grout around islands and ranges.

Bathrooms

Soap film and body products build up on shower floors and around tubs.

Stone floors

Marble, travertine and slate need pH-neutral care to avoid etching.

The process

Five steps, every visit

The Deep-Fiber Care sequence adapts to the surface, but the order never changes.

Where are you? Tile & grout is available in Vail, Avon, Edwards, Eagle, Aspen & Snowmass and Summit County.

  1. Pre-inspection

Fiber, pile and problem spots checked, so the treatment fits the room.

  2. Eco-friendly pre-spray

Matched to the fiber, it loosens soil before anything is extracted.

  3. Deep extraction

Dirt, allergens and mountain dust pulled from the base of the pile.

  4. Spot and stain removal

Wine, coffee, pet accidents and mud each get targeted treatment.

  5. Fast-dry, residue-free finish

No sticky film to attract new dirt, and rooms back in use sooner.

Can you clean natural stone?

Yes, and it is handled differently from tile. Marble, travertine and limestone need pH-neutral chemistry, so they have their own page: natural stone care.

Can tile be done in the same visit as carpet?

Yes, and it often makes sense, since entries and kitchens get dirty alongside the carpeted rooms beside them. Ask for everything in one quote.

How often should grout be cleaned?

In busy entries and kitchens, once a year keeps the lines from going gray. Bathrooms vary with use.
