Realtor Closing Refresh
The clean that goes in last. Sequenced after the trades and the housekeeping, and dry well before the final walkthrough.
The timing problem
Cleaning goes in last, or it goes in twice
On most closings the carpet gets cleaned too early. The painters come back for touch-ups, the handyman carries a ladder across the living room, the housekeeper does the surfaces afterwards, and by the walkthrough the floor looks like nobody cleaned it at all.
A Closing Refresh is booked around the closing date, not around whoever had a free slot first. We go in after the other trades have finished and after the housekeeping, so ours is the last work done in the house.
The other half is drying time. Carpet needs hours, not minutes, and nobody wants a buyer walking on damp floors at the final walkthrough. We book far enough ahead of it that the house is dry, aired and settled when the door opens.
- After the trades. Paint, punch list and repairs first. Ours is the last job in.
- After the housekeeping. Surfaces and dusting before the floors, never the other way around.
- Dry before the walkthrough. Scheduled with enough margin that nobody stands on damp carpet.
- Where a camera looks. Entries, stairs and traffic lanes get the attention, because that is what shows.
- A written scope. Something you can hand to a seller or set against a closing credit.
The order that works
Where we sit in the schedule
Trades finish
Paint, repairs and the punch list. Anything that involves a ladder, a tool or a drop cloth.
Housekeeping
Surfaces, dusting, glass and the kitchen. All of it sends dust and debris down onto the floor.
We clean
Carpet, upholstery, rugs and hard surfaces, with the entries and stairs given the attention a camera will give them.
Drying window
Hours, not minutes, built into the date so the house is dry and aired for the walkthrough.
Booked too early, the clean gets undone by the next trade through the door. Booked too late, the carpet is still damp when the buyer arrives. The date is the job.
Booking minimums
- $495Private homeowners and realtors
- $295Property managers and current customers
The minimum is the lowest total for a visit, not the price of the job. Final cost depends on the rooms, pieces and condition we find.
